Description: Opportunity to own a low fence, free range hunting ranch in a truly wild and untamed county. Maverick County is renown for producing large free range deer and an abundance of native wildlife. Mula Creek provides drainage through the ranch and feeds several tanks. Mula Creek provides potential for a large lake with one Carrizo well that pumps 200± GPM. The subsurface water potential is huge as well.

Improvements: The headquarters for the ranch lies on 70± acres on the east side of Hwy. 57. It consists of an old ranch home, cattle pens and 1 water well. The home could serve as a hunting lodge, or if remodeled, could be made into nice living quarters. The 2,131± acres are on the west side of Hwy. 57 and has 2 water wells highlighted by a Carrizo well.

Water: The ranch has both good subsurface and surface water with large lake potential. There are 3 total water wells. The 70± acres east of Hwy. 57 has one electric well that waters the house. On the

2, 111± Acres, there are 2 wells of which one is a Carrizo well. The Carrizo well is believed to be 300± feet deep and has the capability to pump 200± GPM. The Carrizo well pumps into two 400-Barrel holding tanks (12,600± gallons per tank). A 6-inch underground poly pipe runs through the center of the ranch for 4± miles to the western boundary. This line has several risers that are 2 inches in diameter that allow for connection to stock tanks, water troughs or for food plots. Several of the stock tanks and water troughs are already supplied by the water system. The third well is a windmill pump that provides water to the pens and is also piped underground to a water lot in the central part of the ranch. Mula Creek traverses the property providing good drainage for tanks, and holds water during wet times. There is potential for a large lake due to this drainage.

Topography/Soils: Elevations range from 745± feet down to 690± feet. Soils range from gray loam to clay and clay loam. Predominant soil is Dant Association.

Vegetation: This ranch has all of the necessary browse to grow large whitetail deer and carry an abundance of game. Approximately 155± acres was sculpted into mott country for quail and deer. The remainder of the ranch is in native virgin brush. Brush species include guajillo, blackbrush, whitebrush, persimmon, guayacan, granjeno, huisache, mesquite and others. Large elm and hackberry trees can be found along Mula Creek.

Wildlife: Located in the heart of free range, big deer country, this ranch has been lightly hunted over the years. With Mula Creek, diverse brush, good soils and large neighbors, this is the perfect free-range hunting ranch. Wildlife includes whitetail deer, turkey, javelina, quail, dove, hogs and varmints.
