Description: The Paloma Ranch is located in the heart of the best native deer hunting country the state has to offer. This impressive historic property has been owned by the same family since the late 1940s. This ranch was purchased by the owners’ great uncle Hal Mangum as a commission for selling the Farias Ranch for Sullivan Bank of San Antonio. Hal Mangum was one of the great Cattle Barons of Mexico and Texas. This ranch is set up perfect for cattle and hunting. There are not many ranches left this size with this type of free range hunting and with this amount of surface water. This is a truly special offering.

Water: This ranch has a tremendous amount of surface water for South Texas. A few years ago, the owner improved old tanks and built several new ones, to where the ranch has a total of 31 tanks. The majority of these provide good bass fishing and duck hunting, while all provide water to both wildlife and cattle. Three of the tanks are more like lakes and will be over 100 acres in surface size in average rain years. Most of the new tanks are 20-30 foot deep in the pits. Currently, the larger few lakes have 20-30± acre surface acres of water in them. Both Elm Creek and Picosa Creek traverse through the ranch providing good cover for wildlife, turkey roost sites and pools of water in wet times. Many of the tanks/lakes are built off of the creeks’ drainages. Two water wells also supply water to the ranch, one at the headquarters and the other near the southwest pens on the 1,497± acre tract.

Improvements: The old Headquarters consists of two refurbished wood frame homes. There are two sets of working pens on the ranch plus a great road system throughout the ranch. At the headquarters there is a grain silo and walk-in cooler as well. The perimeter fencing is mainly low fence 5-strand barb wire with the exception being the west side which is highfenced. There are 5 separate pastures and 6 crossfenced traps. Two water wells.

Wildlife: This ranch is located in the heart of ‘Big Deer Country’. In this day, it is hard to find ranches of this size with this type of wild feel. This area is renown for growing very large, free ranging whitetail bucks. Aside from the top end trophy deer hunting, the ranch offers great quail, dove, duck and turkey hunting as well. With 31 tanks and 2 major creeks, the ranch attracts and holds an abundance of wildlife. Both Blue and Bobwhite quail are numerous throughout the ranch. Turkey roost along Elm Creek and Picosa Creek. In the winter time, the lakes are covered with ducks, and in the spring time, the bass fishing is exceptional.

Vegetation: This ranch consists of great brush diversity and contains all the necessary browse to grow large deer. Brush species present on this ranch are blackbrush, guajillo, granjeno, guayacon, white brush, persimmon, prickley pear and many more. Large hackberry, elm and oak trees can be found up and down the banks of Elm Creek. Large mesquite trees are scattered throughout.

Terrain/Topography: The country is gently rolling with elevations ranging from low lying bottom land of 776± feet to nice vistas as 909± feet. This rolling country allows for more runoff for all of the lakes and adds distinct character to its terrain.

Soils: A variety of soil types can be found on the Paloma Ranch including Montell, Catarina, Zapata, Copita, Prior and Dant. The PYC (Prior) association is a fertile bottom land type soil. This area is known for having very good clay soils which is the reason for supporting the great amount of surface water.

Location: This property is located 9± miles northeast of Eagle Pass, 33 miles west of La Pryor, 43± miles southwest of Uvalde and 140± miles southwest of San Antonio, TX. The property is bisected by Hwy.57 leaving 1,497± acres on the east side and approx. 15,845.90± acres on the west side. There are 1.9± miles of Hwy. 57 frontage for the ranch.Maverick County Memorial International Airport (5T9) is located 8± miles north of Eagle Pass and has a 5506 ft. runway.
