Topography: Rolling picturesque Hill Country topography with incredible views. Elevations range from 1,900± feet to 2,100± feet. Hiking trails, scenic overlooks, and fertile low land areas along the creek.
Vegetation: This ranch has been under intense habitat management for 9± years. Select areas have been cleared of cedar with other smaller areas thinned of cedar. Prescribed burns have been performed in all wet years. This year 420± acres were burned. Typically after the burns survive regrowth, cedar is hand-cut out of the burned areas. A water supply enhancement program was performed cleaning 65± acres allowing for water to be captured in the soil. The ranch features large hardwoods including Live Oak, Spanish Oak, Shin Oak, Pecan and Juniper trees. Both native grasses and improved grasses are present. Improved grasses include Bluestem and Gramma, and brush species include prickley pear, agarita, persimmon and mountain laurel.
Wildlife: Due to the wildlife and habitat management, this property has an abundance of wildlife including native whitetail deer, turkey, hogs, Axis deer, Black Buck, Fallow Deer, Sika Deer and Mouflon Sheep. Water: The headwaters of Bear Creek originate on this property. Over 1.4± miles of both sides of Bear Creek run through the south central portion of the ranch. Bear Creek provides crystal clear flowing water with 8’ deep holes. Complementing Bear Creek is 1,500± feet of the north fork of the Guadalupe River. There are 3 water wells on the ranch. Only the well in the north pasture is in operation. The north pasture well is run by electric submersible pump. This well supplies water to a 3,500 gallon storage tank. It waters the guest house on the hill, and 3 water troughs. There is one spring box on the banks of the creek with a submersible plump that supplies water to a 23,000 gallon storage tank. In the first storage tank, water is supplied to the main houses. Water is then pumped form a first storage tank to a a second 23,000 gallon storage tank that supplies the Foreman’s house, bunk house, and hanger/shop. A UGRA Flood Control and Conservation dam was constructed to collect runoff water and distribute it back into the ground.
