IMPROVEMENTS: There are two Reinke pivots along with multiple water wells. The 13 tower Reinke pivot waters 255± acres. It is believed to be 7 years old. The other pivot is a 7 tower Reinke that waters 95.5± acres. It was installed in 2020 and was purchased used.

WATER:There are three strong Austin Chalk and Buda irrigation wells with 5 other non-operating irrigation wells and 7 domestic wells. The 3 operating wells are:
Irrigation Well #1 – Located on the eastern part of the ranch. Produces 900± GPM. Can pump into holding pond then pumped to row irrigation.
Irrigation Well #2 – Located on the northern property line. Produces 1,000± GPM and waters 95.5± acre circle. New pump and pipe 2021.
Irrigation Well #3 – Located in the center of the property. Produces 1,000± GPM. Waters the large 255± acre circle pivot. It is believed that two of the non-operating irrigation wells produce upto 2,500± GPM with one at 900± GPM and last one at 1,200± GPM.
These wells are believed to be 300± feet in depth and are believed to be in the Austin Chalk and Buda water formations. There are two ponds on the property of which one has a pump to row irrigation.

VEGETATION/CROPS:There is a total of 500± acres of irrigated land. Two pivots water a 255± acre circle and a 95.5± circle. There are 150± acres of land row irrigated. The land has been planted in cotton. The remaining 116± acres is in brush. The soil types are predominantly Montell Clay.

LOCATION: This irrigated farm is 90± miles west of San Antonio, 50± miles west of Hondo and 3± miles southwest of Uvalde, Texas.
