History: Little Rough Creek Ranch has been in the same family for over 4 generations and this is the only time in recent history it has been offered for sale. The property has an old dugout on it from an original settler and some neat artifacts have been found. The family says cowboys would ride up to half a day out of their way to fill their canteens from the well, and during the worst drought neighbors would bring their cattle over once a day to let them drink at the water source.
Terrain-Vegetation: Elevation of the ranch ranges from around 2000± feet in the creek bottom land to 2160± ft. on the higher ground, providing some dramatic big country views. Little Rough Creek, as well as several other big draws create unique topography and habitat for mule deer and turkey, while the strong grass and mesquite flats provide prime whitetail and quail habitat. Native grasses found in this are, side oat grama, buffalo, vine mesquite, blue & black grama, little bluestem, three awn, Texas winter grass, hairy grama, cane and silver bluestem, Arizona cotton top, plains bristle and hooded windmill. Trees include mesquite and cedar with some beautiful cottonwoods located along the creek bottom. The front part of the ranch has Abilene clay loam soils, and 50± acres used to be in cultivation. It is prime ground for growing wheat, and could be put back into cultivation with a little work.
Water: Little rough creek, a wet weather creek, runs traverses the property for nearly 2 miles and usually has a couple of small holes of water in normal conditions. One of the best wells in the area is located on the property, producing 11 GPM of sweet water. There is a newly improved tank with a channel dug and designed to capture even more runoff.
Improvements: Extensive road work, great well, and RV Hook up, electricity as well as new tank work. A recent rain filled the tank with 6-8 feet of water which is holding like a jug.
