917± Acres Mustang Creek Ranch on Nueces River, Zavala County
La Pryor, Texas
DESCRIPTION: A rare opportunity to own a year-round recreational ranch just 20 minutes south of Uvalde and outside of the hustle and bustle of the Eagle Ford production. This ranch has both Mustang Creek and an impressive 2.5 +/- mile stretch of frontage along the Nueces River. Beautiful hardwood trees are found throughout the heavy South Texas brush along with an abundance of wildlife.
IMPROVEMENTS: There are 3 comfortable living structures. The main house with a large fenced yard and beautiful oak trees was built 6 years ago and has 1,900+/- sq.ft. with 2 bedrooms and 2 bathrooms. There is a living room/kitchen combination with accented ceilings and a stone fireplace. Just beyond the stone patio at the rear of the house, and across from an inviting fire pit, there is a 2 bedroom/1 bath guest house. The third structure is a 2-story cabin with first floor living room/kitchen combination and 2 bedrooms upstairs. Other ranch improvements include a BBQ cabana with an Argentina style grill, 40′ X 20′ metal barn, 20′ X 60′ equipment shed, walk-in cooler, cleaning station, grain silo, pipe corral for horses, cattle pens with loading chute, and a skeet range with high and low towers. Approximately 66% of the property is high fenced. There are deer blinds, feeders, 2 water troughs, 6 wildlife watering stations and numerous food plots.
WATER: Mustang Creek is a seasonal creek, lined with large hardwood trees, that traverses the property and provides major runoff to the Nueces River along with outstanding wildlife habitat. One of Texas’ major rivers and certainly one of its most scenic, the Nueces, has traditionally had strong flow from its headwaters in the Hill Country, through South Texas to its terminus near Corpus Christi. The epic drought which began in Texas in 2007 has taken its toll on all Texas rivers and the Nueces is no exception. The deep blue hole on the south end still has water in it today, and in good times is believed to be 20′ deep. Pray for rain to restore this treasure which runs for 2.5 miles along the eastern boundary of the property! There are 2 Carrizo water wells on the property. The north Carrizo well is believed to be apx. 300′ deep with the pump being set around 260 feet. The well is run by a 1.5 HP pump and currently pumps apx. 10 GPM. This well provides water to all of the improvements, 3 water stations and 1 water trough. The south Carrizo well is reportedly apx. 320′ and is run by a HP pump. This well currently provides water to 3 wildlife watering stations and 1 water trough, and is believed to pump around 6 GPM.
WILDLIFE: This ranch has exceptional wildlife due to the diversity of brush, tree cover, and fertile soils deposited over eons by the Nueces River. The ranch has produced some very large native whitetail bucks over the years including several over 170+/- Boone & Crockett, with the largest scoring over 192 B/C. Both Blue Quail and Bobwhite Quail are present on the property. Dove hunting is very good with birds utilizing water pockets in the Nueces after feeding in near by grain fields. With large trees up and down Mustang Creek and the Nueces River, roosting sites are plentiful and provide phenomenal turkey habitat. Other wildlife includes javelina, feral hogs, coyote, bobcats, other varmints and bird species too numerous to count.
VEGETATION: This ranch has excellent native brush diversity such as Blackbrush, guajillo, white brush, tasajillo, guayacon, prickley pear, persimmon, mesquite, granjeno and many more. This mixture of brush has necessary ingredients to grow large deer and carry abundance of game. Large oak trees, elm trees, hackberry trees, pecan trees are present throughout. Large mesquite trees can also be found.
